Valves That Control Water Pressure and Flow
West Coast Heating Air Solar & Plumbing repairs and replaces the water valves that control pressure and flow throughout San Diego homes. That includes pressure reducing valves on the main line, angle stops under sinks and toilets, hose bibs, water heater valves, and the in-line valves that let you isolate one part of the house without shutting off everything.
Call us if you are noticing:
- Water pressure so high that faucets spray or pipes bang when valves close.
- Pressure that has dropped across the whole house.
- A stop valve under a sink or toilet that will not turn or drips at the stem.
- An outdoor hose bib that leaks, sticks, or will not shut off fully.
- Toilets that run or fill lines that hiss constantly.
- Water dripping from the relief valve on the water heater.
- Green or white crust building up around valve handles and fittings.
West Coast is licensed in California (CSLB #810930), operates from El Cajon, and has been fixing plumbing for San Diego County homeowners since 1996. Call (619) 349-4189 and we will diagnose the problem on the first visit.

Water Valve Questions
What should my home water pressure be?
Most homes do best between about 50 and 70 PSI. Above 80 PSI, a pressure reducing valve should be installed or replaced.
How long does a pressure reducing valve last?
Typically 10 to 15 years. Hard water and high street pressure can shorten that.
Why replace a stop valve that is not leaking?
Old multi-turn stops often seize. If one fails to close during an emergency or snaps when turned, a small repair becomes a flood. Quarter-turn valves avoid that.
Is a dripping relief valve on my water heater dangerous?
It is a warning sign. It can mean high pressure, excessive temperature, or a worn valve, and it should be checked promptly.
Can I replace a hose bib myself?
Simple screw-on spigots are a manageable DIY job. Bibs soldered into copper or set inside a wall are better left to a plumber to avoid damaging the line.
How We Diagnose and Fix Valve Problems
We start by measuring your static water pressure with a gauge at a hose bib. Readings above about 80 PSI point to a failing or missing pressure reducing valve, which is one of the most common causes of leaking fixtures, noisy pipes, and short-lived water heaters. Low readings send us looking for a partly closed main, a failing regulator, or a restriction in the line.
For individual valves, we check whether they open and close fully and seal without dripping. Older multi-turn stops often seize from mineral buildup and break when forced, so we usually replace them with quarter-turn valves that are easier to operate in a hurry. You get a written price first, and we test each replaced valve under pressure before we leave.
During a remodel or repipe we also add isolation valves at sensible points, such as each bathroom group or the irrigation tap, so future repairs only interrupt water to the area being worked on. Every valve we install is labeled where it is not obvious, which saves time for you and anyone who works on the house later.
San Diego County water is hard, and minerals build up inside valves until they stick, weep, or refuse to close. Many neighborhoods built on hillsides also receive higher street pressure than a home's plumbing is designed for, which makes a working pressure regulator important, and those regulators typically wear out after a decade or so.
Valve services we offer:
- Pressure reducing valve installation and replacement
- Angle stops and fixture supply valves
- Hose bibs and outdoor faucets
- Water heater shut-off and relief valves
- In-line isolation valves for remodels and repairs
- Toilet fill valves and supply connections

Steady Pressure and Valves You Can Trust
With the right pressure and working valves, fixtures stop dripping, appliances last longer, and you can shut off water to a single sink or toilet in seconds when something goes wrong. Correct pressure also protects washing machine hoses and water heater tanks, two of the most common sources of sudden household leaks.
Letting high pressure or bad valves go has a real cost. Excess pressure strains every connection in the house, a seized stop means shutting off the whole home for a small repair, and a leaking relief valve can be a sign the water heater is working under unsafe conditions.
